Rental Terms
Terms of Let
A property let by Glasgow Green Apartments (GGA) is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
Booking and Payment
Deposit of 10% of total cost of booking secures reservation. There is a minimum deposit of £50. On receipt of appropriate deposit GGA will confirm the booking by email. This then forms the contract for the booking.
After deposit has been paid the balance of the booking will be due 28 days prior to date of stay unless by prior arrangement. If the balance of the booking is not received in full 28 days prior to arrival at the property, the booking will be treated as cancelled.
In this case the deposit will be non-refundable. GGA will aim to re-let the property. If the property is fully re-let then no part of the balance will be due. If the property cannot be fully re-let then the vacant days must be paid for at the nightly rate of the original booking.
Cancellation
The following cancellation terms apply:
· cancellation more than 28 days before start date of stay deposit will be refunded less 50% to cover admin costs.
· cancellationn less than 28 days before date of stay then deposit will be non-refundable and balance of booking will be due.
Travel insurance is therefore advised.
In the event of GGA canceling your booking, a full refund will be given.
Number of guests staying
You are not permitted to sub-let the property (or any part of the property). The number of people occupying the property must not exceed the amount stated at time of booking and on the confirmation email. Any additional person/s staying without prior agreement of GGA will result in the immediate termination of the booking and all guests will be required to leave immediately.
Arrival and departure
Normal entry to the apartment will be after 2pm unless by prior arrangement. Guests are asked to call agreed telephone number 1 hour before arrival. This will allow the owner to meet guests at the apartment on arrival, view apartment facilities and hand over keys. You must vacate the premises without demand on the agreed departure date and time, normally by 11:30 am or by arrangement.
Damages/breakages
Guests should advise GGA of any damages or breakages found in the apartment within 24 hours of arrival. Thereafter any damages or breakages which occur, outwith normal wear and tear, must be replaced or paid for by the guest.
Safety and security
In the interest of safety, economy and the environment guests should ensure that electrical appliances are switched off when leaving the apartment. Heaters should not be covered nor near flammable materials.
In the interests of security guests should ensure that windows and doors are locked when they are not in the apartment.
Restrictions of Use
Smoking
Smoking is not permitted in any part of any GGA apartment. Guests may smoke outside the apartment building. Extinguished cigarette ends must be removed to the outside bin. Any exception to this term will constitute a breach of these Terms & Conditions and guests may be asked to vacate the apartment immediately without notice or recourse.
Pets
Pets are not generally allowed to stay in the apartment although some pets may be allowed by prior arrangement. In the interests of hygiene and future guests, pet owners must ensure that on departure no animal hair or pet odours are left in the apartment. A returnable deposit of £100 will be required to cover potential damage.
Cleanliness
At all times, the property must be kept in a clean and tidy condition. GGA may charge you for any unreasonable amount of cleaning required after your stay.
Noise and nuisance levels
Guests must keep noise levels to a reasonable level and must enter and exit the apartment as quietly as possible. You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. If complaints are received from neighbours concerning loud, drunken or unruly behaviour, this will be deemed a breach of Terms & Conditions and guests will be required to vacate the apartment immediately without notice or re-course
Right of Entry
You agree that owners/agents will be allowed access to the property if required.
Liabilities
We recommend obtaining personal holiday insurance to cover any potential losses. GGA take no responsibility for any damage by or injury to any member of your party whilst you stay at the property.
GGA (including the property owners, managers and agents) accept no responsibility for loss, injury or damage to any member of your party.
Security deposit
.A security deposit is not normally required but may be requested on or prior to arrival.
Guest complaints
Should a guest have any cause for complaint they should contact GGA immediately during the period of the property let and all reasonable actions will be taken to rectify the problem.
Bookings through other agencies
If the apartment is booked through any other agency then the Terms & Conditions of that agency will apply alongside the terms and Conditions of GGA.
